Start
with an Appraisal.
The Appraisal is a standalone service and the starting point for every BetterPAD project.
It is where we explore your brief, your home and your ambitions in depth - assessing what is possible, what it would realistically take to deliver, and how best to approach it. The output is a thorough, considered document that gives you genuine clarity before any commitment to design work is made.

Listen
We take time to listen carefully - exploring your ideas, your home and your ambitions, however formed or unformed they may be at this stage.

Assess
We evaluate your property, the planning context and any constraints, building a clear picture of what is achievable and what it would realistically take to deliver.

Explore
The Appraisal includes the development of early sketch designs - initial explorations of potential directions for your project, giving you something tangible to respond to.

Propose
The Appraisal concludes with a thorough written output - including a bespoke proposal for the stages ahead, with fixed costs shaped around your specific project.

| STEP TWO |
Design
This phase takes the earliest sketch designs from your Appraisal and develops them - one considered step at a time - all the way through to a builder appointed and ready to start on site.
Design Development
Building on the initial sketch designs, we develop the full scope of the project at an appropriate level of detail - a progressive process that deepens as the project matures, rather than a single fixed deliverable.
Consents and Approvals
Running alongside the developing design, we identify and pursue all necessary consents - typically planning permission and building regulations, though listed building consent, estate approvals and others are addressed here too where required.
Technical Development
Working alongside structural engineers and specialist consultants, we develop the full technical detail of the project to meet both regulatory requirements and the level of specification the design demands.
Tender and Contract
We produce a high quality tender package and manage the process of finding the right builder - whether through competitive tender or negotiation - bringing the design phase to a confident close.

| STEP THREE |
Oversight
Once construction begins, our role shifts to one of close oversight and formal contract administration - making sure the quality of the finished home reflects the ambition of the design.
Contract Administration
We carry out all formal contractual procedures on your behalf - certifying completed work to a satisfactory standard before payments are made and ensuring all parties remain protected and informed.
Technical Oversight
We monitor progress against the design intent, managing queries, reviewing workmanship and ensuring the specification is being met on site.
Change Control
We manage any changes that arise during construction - assessing implications, advising on decisions and maintaining clarity for all involved.
